Real Estate Help Amidst Crises

Hello Everyone,

We are now 41 days into the Enhanced Community Quarantine Period ( ECQ ) and looking at another 20 days before the lockdown is lifted, assuming all will go as planned and the COVID 19 is contained and vaccine is developed .  One thing is definite when we get to that point, CHANGE.  It took Us probably about 2-3 weeks to realize we are really into this PANDEMIC and somehow, we have to move on with our lives.  Business and other activities have to continue and assume the norm as we All have our commitments and lives to live. 

With regards to Real Estate activities, my associates and myself started receiving calls and inquiries from our Clients and friends beginning the 2nd week of the EHQ and have gotten more frequent since then.  However, most are queries on how the market is, how much property values are and some, looking for much needed property whether it be a warehouse, office space, or residential, this of course, pending any viewing until the lockdown is over.

There are also calls asking for extension, pre- termination of leases, downsizing of leased space, and even cancellation of on going transaction.

In light of this concern which I have already experienced during the Asian Financial Crisis, I would like to advise everyone that our office which has a vast network of professional licensed real estate brokers in all categories / lines ( Residential, Industrial, Commercial ), are ready to handle any concern you may have whether it be a consultation, requirement and much needed sale or lease of your property. 

Rest assured that my office and our associates will do the best we can in order to get you the best value we could for your property.  Of course, there are already Investors / Buyers looking at good deals, bargains, foreclosures, however, it’s too early to set a market value for properties.  Most property owners, of course, would like to maintain the property values at pre-Covid prices but unfortunately, a much needed correction, that we, ourselves, as Real Estate Brokers, have been waiting for the past 12 years, is inevitable.

Take note that market value is determined by what a willing buyer and seller agree upon.  The landscape of  Real Estate Transactions will change and this involves the following : putting your property out in the market, choosing your Real Estate Broker, assessing market value, showing the property and viewing schedules, negotiating with possible seller / buyer, consulting your Real Estate lawyer, dealing with Government Agencies such as the Bureau of Internal Revenue, Register of Deeds, Assessor’s Office and finalizing the transaction.

This past 41 days has given me time to assess the global and local market conditions, and what I clearly see is that we in the Philippines, are in a much better position to overcome this Pandemic  sooner than later.  However, just like the previous Crises we’ve experienced, we cannot avoid a  downside to the Real Estate Market as there are Companies and Individuals with property assets who have been affected financially, physically and emotionally.  As mentioned earlier, one thing is definite, CHANGE, however, what’s also been constant is that historically, we always rise up to the occasion and more importantly, that GOD IS ALWAYS GOOD !
